Can you hold a place before I apply?
No, in order to hold a property we require an approved application and the corresponding holding deposit. -
Do I pay first month’s rent and last month’s rent with my security deposit?
No, just the first month's rent and security deposit at move in. -
How old do you have to be to apply?
All applicants 18 and over must apply. -
Is the deposit refundable?
In California all security deposits are refundable. -
Who needs a cosigner?
If you have a credit score between 600 and 650 you are eligible to use a cosigner. If your credit score is below a 600 it will be up to the broker if your application can be approved or not. -
You have a property I want to rent. How do I apply?

How do I pay rent?
We offer several convenient methods of paying your rent including ACH or Debit/Credit Card through your tenant portal, using cash through our Electronic Cash Payment platform at participating stores, and by mailing a cashier's check or money order. -
I want to get a pet. What do I do?
Each property has a different pet policy so before making any decisions you will need to discuss it with your property manager. Having an unauthorized pet is against the rental agreement and could lead to fines or eviction if not done properly. -
I want to move out, but my roommate wants to stay. What do I do?
It will depend on the state of your lease. If you are still in a contract you may still be financially responsible for the property until the contract expires. If your contract has expired, you may be able to be removed from the contract. Either way, you will need to contact your property manager to fill out a form so we know you have moved out. -
My lease expiration is coming and I want to move out. What do I do?
Your lease agreement requires you to submit a 30 day notice. We recommend you fill out this notice no more than 30 days before the expiration of your lease. -
Who is responsible for paying for repairs & maintenance requests?
It will depend on the nature of the repair. If it is found that the tenant caused the damage or is the tenants responsibility, the tenant will be responsible for the charge.
